THIS EXPLANATION OF REQUIRED RENTAL APPLICANT QUALIFICATIONS IS NOT ALL-INCLUSIVE. IF YOU HAVE ANY SITUATION THAT MIGHT BE AN ISSUE, PLEASE TELL US ABOUT IT AHEAD OF TIME. THIS WILL SAVE YOU BOTH TIME AND MONEY IN THE EVENT WE’D BE UNABLE TO RENT TO YOU DUE TO THE CIRCUMSTANCES.
We want to see that you pay your bills. Any indication that you don’t pay bills could be grounds for denial. This could be: multiple bills in collections, charged off credit cards or consumer cards (so delinquent that company holding the debt writes it off as bad debt), unlawful detainers (evictions, “UD’s”), multiple bounced checks, etc. An excess of debt would also be a concern (e.g., you have car & consumer payments totalling $1,000, proposed rent is $1200, and your income is $2,200, we would be concerned about ability to make payments to us as well as utility payments and miscellaneous expenses). Again, this list is not comprehensive. Please talk to us about any credit issues you might have. Each situation is unique; in some circumstances we might be willing to take extra security deposit from you in order to balance out extra risk we may incur by choosing to work with your credit or debt issues.
We expect you to be a good neighbor. Anything that suggests otherwise is grounds for denial. This could be: convictions of violent crimes, robbery, weapons possessions, disorderly conduct, assault, etc. Check fraud or financial crimes could be grounds for denial if it indicates deviance from paying bills. We will not accept sex offenders. Indications of aggressive behavior will not be accepted. Again, this list is not comprehensive. Please talk to us about any background issues you might have.
